How we work - project management
We start with a no-obligation chat, in which we discuss what you’re looking for, when you want the project completed, and what your budget is.
We’re happy to have this initial chat at any stage. Some of our clients talk to us when a renovation is still just a pipe dream, while others have already obtained planning permission and got finances in place. Our aim is simply to find out how we can help.
When you’re ready, we’ll arrange a site visit, during which we take measurements and photographs. With this information we put together approximate figures for budgeting purposes.
If you are happy to proceed based on the outline figures then the next step is for us to provide a detailed estimate,with confirmed figures, plans and a full specification of materials. For this stage, we charge £250 + VAT. This fee is waived if works proceed following the estimate creation.
For most projects we take a 30% deposit and the balance is paid on completion. Larger projects stretching over several months will have interim invoices issued.
On the first day of the project we bring everyone together so that everyone on site fully understands the specifics of the project and while work continues we regularly carry out site visits and report back to you.
At the end of the project the snagging is carried out by us to ensure all of the finishing touches are just right before handing it over to you or our letting team. If your property is to be let following the project we liaise closely with the letting teams and in many cases secure a tenancy before completion of the works.
